Our Commitment to Fair Housing
Jennifer Pardee is committed to providing professional real estate services consistent with the principles of Fair Housing and Equal Housing Opportunity.
Every person should have equal access to housing opportunities and real estate services without unlawful discrimination.
Real estate services are provided in accordance with applicable federal, Virginia, and local Fair Housing laws.
Federal Fair Housing Protections
The federal Fair Housing Act prohibits discrimination in housing and housing-related services based on:
- Race;
- Color;
- Religion;
- National origin;
- Sex, including protections recognized under applicable federal law;
- Familial status; and
- Disability.
These protections apply to many aspects of housing, including the sale and rental of housing and other housing-related activities.
Virginia Fair Housing Protections
Virginia law provides additional Fair Housing protections.
Under the Virginia Fair Housing Law, housing discrimination is prohibited based upon protected characteristics that include:
- Race;
- Color;
- Religion;
- National origin;
- Sex;
- Elderly status;
- Familial status;
- Disability;
- Source of funds;
- Sexual orientation;
- Gender identity; and
- Military status.
Applicable local laws may provide additional protections.
Real estate services offered through this website are provided without unlawful discrimination based upon these or any other characteristics protected by applicable law.
Equal Access to Real Estate Services
Jennifer Pardee provides real estate services based upon clients’ individual real estate needs, objectives, property requirements, budgets, and other lawful criteria.
Housing opportunities will not be limited, directed, recommended, or discouraged based upon a person’s membership in a legally protected class.
This commitment applies to services involving:
- Buying a home;
- Selling a home;
- Purchasing or selling land;
- Property searches;
- Property showings;
- Real estate information and resources;
- Community and area information;
- Marketing of properties; and
- Other real estate services.
Property Searches and Recommendations
When assisting consumers with property searches, Jenn Pardee seeks to help clients identify properties based upon objective criteria provided by the client.
These criteria may include factors such as:
- Price range;
- Property type;
- Number of bedrooms and bathrooms;
- Acreage;
- Lot characteristics;
- Accessibility features;
- Property features;
- Waterfront or water access;
- Geographic area requested by the consumer;
- Proximity to places or services identified by the consumer;
- Zoning or intended property use;
- Commuting considerations; and
- Other lawful property characteristics important to the consumer.
Consumers are encouraged to identify the property and location characteristics that matter to them so that searches can be based upon their individual needs rather than assumptions about who may or may not prefer a particular community.
Communities and Neighborhood Information
This website contains information about communities and areas throughout the regions served by Jenn Pardee.
Community pages may discuss objective features such as:
- Parks and recreational opportunities;
- Trails and outdoor activities;
- Lakes and waterways;
- Downtown areas;
- Shopping and dining;
- Transportation and major roadways;
- Colleges and universities;
- Public facilities;
- Cultural and historic attractions;
- Community events;
- Housing and property types;
- Geographic characteristics; and
- Proximity to regional destinations.
These descriptions are provided to help consumers research communities and are not intended to characterize the type of people who live in an area or suggest that a particular community is or is not appropriate for any individual or group.
Consumers are encouraged to explore communities personally and consult independent sources regarding the factors that are important to their housing decisions.
Schools and Educational Information
School information may be provided as an informational resource when relevant to a property or community.
School attendance zones, assignments, programs, and other information may change. Consumers should verify current information directly with the appropriate school division or educational institution.
Jenn Pardee does not rank or characterize neighborhoods based upon the demographics or protected characteristics of students, families, or residents.
Consumers who wish to research school performance or educational programs are encouraged to consult school divisions, the Virginia Department of Education, and other appropriate independent sources.
Crime, Safety, and Community Statistics
Questions about crime, safety, demographics, and other community statistics can involve highly individualized judgments and may also raise Fair Housing considerations.
When consumers wish to evaluate these factors, they are encouraged to review current information from appropriate independent and authoritative sources, such as local law-enforcement agencies, governmental agencies, and publicly available data sources.
Consumers can then evaluate that information according to their own priorities and comfort levels.
Accessibility and Housing Needs
Consumers with disabilities are entitled to equal access to housing opportunities and real estate services.
Clients are encouraged to identify property features that are important to their individual housing needs, including accessibility-related property features when applicable.
Property searches may include objective features such as one-level living, entry configuration, door widths, accessible bathrooms, elevators, ramps, parking configuration, or other physical property characteristics requested by a consumer.
Questions regarding reasonable accommodations, reasonable modifications, or other rights under applicable Fair Housing laws should be evaluated according to the circumstances and applicable law.
Families with Children
Housing opportunities and real estate services are provided without unlawful discrimination based upon familial status.
Except where a property or community lawfully qualifies for an applicable exemption, housing opportunities will not be restricted, recommended, discouraged, or described based upon whether a consumer has children, is expecting a child, or otherwise has familial status protected by law.
Source of Funds
Consistent with Virginia law, real estate services are provided without unlawful discrimination based upon a person’s lawful source of funds.
Housing opportunities will not be unlawfully limited based upon a protected source of funds.
Specific properties, transactions, financing arrangements, or programs may have independent financial, underwriting, eligibility, or other lawful requirements that are outside the control of a real estate licensee.
Property Marketing and Advertising
Property advertising and marketing appearing on this website is intended to describe properties and their objective characteristics rather than the characteristics of a preferred buyer, occupant, or resident.
Marketing materials are prepared with Fair Housing requirements in mind and are not intended to communicate an unlawful preference, limitation, or exclusion.
Third-Party Property Information
Some property information appearing on this website may originate from property owners, participating brokers, Multiple Listing Services (“MLS”), governmental sources, mapping providers, or other third parties.
Third-party information does not alter Jenn Pardee’s commitment to providing real estate services consistent with applicable Fair Housing laws.
If content appearing on this website raises a Fair Housing concern, please contact Jenn Pardee so the matter can be reviewed.
Equal Housing Opportunity
Jenn Pardee supports Equal Housing Opportunity and the principle that housing opportunities should be available without unlawful discrimination.
